- All prices are Per Person Per Night
- Single occupancy of any Twin or Double Room may be possible at a cost of £36 to £45 per night – please ask
- Rooms 4, 6 & 7 are flexible utilising high quality Sealy "Zip & Link" beds. They can be let as either Super King Size or Twin Bed Rooms. Up to four Twin Rooms available at any one time.
- Minimum 2 night bookings at weekends
- Discount available for full week stays
- Special treats for a special occasion by arrangement, perhaps one of our delicious home made cakes – please e-mail or telephone.
Breakfast
All prices include our freshly cooked Full Cumbrian Breakfast, a 'Weightwatching' version of which is also available.
- We use only quality local produce to ensure a wholesome start to your day.
- Lighter fare is also available; cereals, fruit salad in season, yoghurts and porridge are amongst our vegetarian options.
- We cater for many dietary needs such as Gluten or Dairy Intolerance – please let us know in advance.
- Home made healthy packed lunches made to order, at an extra cost – again, please let us know in advance and we will send you a menu.
- Flasks and water containers filled on request.
Cancellation Policy
- Should you cancel within two days of your booked arrival date, we will charge for the full stay booked. Should we be able to re-let, we will of course reduce your charge accordingly.
- Your booking deposit is non-refundable, however, should you cancel earlier than two days before your booked arrival date, we will carry forward that deposit for a future booking.
- Please note that a room reservation is a legally binding contract, so we strongly suggest that you purchase appropriate holiday insurance.
- We reserve the right to cancel a room reservation, only under circumstances outwith our control. We would at first attempt to find you alternative accommodation. Should this prove not to be possible, or should accommodation offered be unacceptable, we would refund all deposits and monies paid. Or liability would not extend beyond this refund.
House Rules
- For the comfort of all guests we operate a strict non-smoking policy throughout the house. Should you flout this policy you will be asked to leave and the balance of your stay plus any extra cleaning costs will become payable immediately.
- Takeaway food is not allowed in bedrooms, however you are welcome to use the dining room for eating - please let us know.
- We are unable to accept pets - sorry.
